A 47.6 × 20.0 m plot 40 minutes from Maputo · two storeys at 3.0 m clear height · five bedrooms, seven bathrooms, three cars — every material fixed before the first block was laid

A two-storey villa on a 950 m² plot on the Marracuene side of the Katembe bridge: reception, double living and dining for ten, a kitchen with pantry, an office, a guest suite with its own bathroom, laundry and a three-car garage on the ground floor; four bedrooms — two of them en-suite — a family room and a balcony running the full frontage above. A pool pavilion with changing room, shower, guest bedroom and store sits at the west end of the garden, staff quarters at the east.
Wall panels, joinery, tiles, sanitary ware, doors, lighting and furniture were specified in one document set, in English and Portuguese, against the same drawing numbers — so the contractor in Marracuene builds to the numbers the factory in Foshan quotes.
From the permit set to the loading bay: three stages — specification, sample, shipment.
Arnaldo, 48, has run a building-materials and hardware business in Maputo for twelve years: one shop at the start, now a wholesaler supplying crews across southern Mozambique. His work takes him to China two or three times a year — Guangzhou for hardware, Foshan for tiles and sanitary ware. He can read a quotation faster than most people read a menu, which is exactly why he did not want to buy this house from twelve different suppliers.
Isabel, 43, is an administrator at a private school in Maputo. She holds the drawings, the notebook and the site phone. The two children — fifteen and eleven — hold the opinions about the pool.
"I sell building materials for a living. That is precisely why I refused to buy this house from twelve different people." — Arnaldo

What came back was not a single total. It was a package with square metres per room and the drawing number beside each line, a waste factor stated out loud instead of buried in the rate, which items could share a container and which could not, how the volumes stack to keep freight down, and which site stage each shipment has to land before. Mozambique adds two lines most suppliers never write: documents that satisfy customs at Maputo, and invoices clean enough for exchange control.
Arnaldo checked it against his own supplier prices. He did not choose the lowest number on the page — he chose the one where every line could be traced back to a drawing.
"Anyone can quote you a price. Very few can tell you which container your kitchen is in." — Arnaldo
Buying building materials for a house while living abroad only works when the process is written down: a room-by-room video tour of the Foshan building materials showroom, a labelled photo of every approved sample, large-format panels photographed at the joint so the seam is visible, a packing list numbered by room, a batch budget you can audit, and one person who owns the order from quotation to port — including the shipping of building materials from China to Mozambique, where a single wrong word on a declaration can cost two weeks.
If you are comparing suppliers, start with how to verify building materials suppliers in China — and check whether the answers arrive as documents or as promises.
We will come back with a room-by-room material list, a batch budget, and the drawing numbers they belong to — in English and Portuguese.

A 506 m² three-story villa in Douala, Cameroon: All materials—including wall panels, cabinetry, tiles, bathroom fixtures, doors and windows, lighting, and furniture—were selected at a 15,000 m² showroom in Foshan. The items were shipped in three separate containers; upon arrival at the port, there were zero missing parts and no need for any replacements.
Farai Chipungu, a homeowner from South Africa, travelled to Foshan, China, to source windows, doors, cabinetry and bathroom products for his 1,800 m² private villa in the Republic of Zimbabwe. At the coobuildgroup showroom, sales consultant Shirley helped him compare entrance door styles and coordinate selections across the home. With the windows and doors now installed, the project brings together overseas sourcing and the practical needs of a private residence. For Farai, coobuildgroup’s one st
